Terms of Service

We provide roofing across Alameda, Santa Clara, Contra Costa and San Mateo counties: stone-coated flashings, roof replacement, roof repair, roof leak repair and detection, roof inspections, asphalt shingle roofing, commercial roofing, gutters and downspouts, roof maintenance, and ventilation and insulation. Your written contract describes the work we will perform. Nothing on this website is an offer to perform work at a particular price or date.

An estimate is based on what Adeline can see and measure at her visit. It is free, and it is not a contract. California requires a written home improvement contract for residential roofing work, and every contract we sign carries our California contractor license #1148882, the scope of work, the materials, the price, the schedule of payments, approximate start and completion dates, and the notices California law requires. We do not begin work without a signed contract.

California caps the down payment on a home improvement contract at 1,000 dollars or 10 percent of the contract price, whichever is less, and we follow that rule. When a home improvement contract is signed at your home, California gives you the right to cancel it, in writing, until midnight of at least the third business day after you sign, and the contract includes the notice and the cancellation form. You can verify our license, and any contractor's license, on the Contractors State License Board website, and you can file a complaint with the board if a contractor does not follow these rules.

Roof replacement and most re-roofs require a building permit from the city where the house sits. As the licensed contractor, Sonrise Roofing pulls the permit under license #1148882 and schedules the required inspections. We do not work under a permit pulled by anyone else, and we do not skip the permit to save you the fee.

Rotted plywood, a second layer of shingles nobody mentioned, a skip-sheathed deck under old wood shake, or a chimney with no cricket are not visible until the tear-off. If we find them, we stop, show you, and price the extra work in a written change order that you approve before we continue. We do not add work to the invoice that you have not signed for.

Roofing is outdoor work. Start and completion dates are approximate and depend on weather, material delivery, permit issuance and the jobs ahead of yours. We do not open a roof when rain or high wind is forecast, and during the November to March rainy season we may pause or postpone a job already underway for the same reasons. A weather delay is not a breach of contract by either party. The phone line is answered 24 hours a day, 7 days a week, but a call does not promise an arrival time.

Your written contract sets out the down payment and the schedule of payments. Progress payments are tied to work completed. Final payment is due on completion of the work in the contract, after your walkthrough and, where a permit was required, the final inspection. Accounts unpaid past the contract terms may be subject to collection and to the remedies available to a contractor under California's mechanics lien law, which requires us to give you the notices that law describes.

You agree to give us reasonable access to the property on scheduled work days, including the driveway or a nearby spot for a dump trailer and material delivery. Please move vehicles away from the house, keep children and pets away from the work area, take down fragile items hanging on interior walls, and tell us about anything we should avoid, such as irrigation lines, gardens, koi ponds, solar equipment and satellite dishes. Roofing causes vibration, so small items can fall from walls and shelves. We are not responsible for items that were not moved or protected after we asked.

This site describes our work so you can decide whether to call. You may not copy its text or photographs for another business, scrape it, or send anything through the estimate form that is false, abusive or unrelated to roofing. The site is provided as is. We try to keep it accurate, and if you find something wrong, tell us and we will fix it.

These terms and every contract with us are governed by the laws of the State of California. Nothing here limits the rights property owners have under California's contractor licensing law, the Consumers Legal Remedies Act, or any other law that cannot be waived, or your right to file a complaint with the Contractors State License Board.

If a dispute cannot be settled by talking it through, and it is over an amount larger than the small claims limit, you and Sonrise Roofing agree to resolve it through binding arbitration in Alameda County, California, before a single neutral arbitrator, rather than in court. In plain language: an arbitrator, not a judge or jury, decides the dispute, and the decision is final. You also agree to bring any claim as an individual and not as part of a class action. Either party may still bring a claim in small claims court, and nothing in this section limits a complaint to the Contractors State License Board or the mediation and arbitration services that board offers.

To the fullest extent California law allows, our liability for any claim arising out of our work or this website is limited to the amount you paid us under the applicable contract. We are not liable for indirect, incidental or consequential damages, for pre-existing conditions, for hidden defects in the structure, or for weather damage after completion. Nothing in these terms limits liability that cannot be limited by law.

We may revise these terms by posting a new version on this page with a new "last updated" date. The terms that apply to a job are the ones in effect when you signed the contract.
